First-time Keys buyer — canal home on Ramrod

Relocating teacher closed on a Ramrod canal bungalow, on-island and in their budget.

Process

Buyer had moved down from mainland Florida, wanted Lower Keys commute to Key West without Key West prices. Gracie narrowed them to Ramrod in the first call, walked three canal homes, and wrote an offer on the second tour. Diligence flagged a seawall concern that turned into a $12,500 seller credit.

Outcome

Closed in 39 days at $1.06M after credit. Buyer is a full-time Lower Keys resident, keeps a small boat at the canal.

investorMarathon (Coco Plum)

VR-permitted Marathon stilt home — investor play

Out-of-state investor bought a VR-permitted Coco Plum stilt home with existing rental track record.

Process

Investor wanted Keys vacation-rental exposure, no time to manage. Gracie filtered to VR-permitted subdivisions only, ran the income pro-forma against actual historical revenue data, and negotiated a rate-buydown credit from the seller for the buyer's lender fees.

Outcome

Closed at $2.05M, 25% down, existing PM continuity, first month post-close hit projected occupancy at week four.

Old Town Key West conch — sold in under 60 days

Second-home seller exited a historic Old Town conch house with a full-price offer within 55 days.

Process

Seller had outgrown the Keys commitment. Gracie's listing strategy: pro photo + video, targeted social rollout, and a list price calibrated against three recent comps (not just average). First offer was under-ask, held firm, second offer came in at list with a 21-day close.

Outcome

Closed at $1.92M, 55 days on market, 99% list-to-sold ratio.
